What are floorplan services?

Home measurement services are just what they sound like: Based on what you want, an appraiser will measure the house's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and often necessary when challenging property taxes or selling a property.

How does a measurement service work?

During a measurement or floorplan service, a certified appraiser takes measurements of the home with a measuring tool — generally a tape or laser measuring device. As they walk the house, they make note of the layout of the rooms and other features, like closets, patios, and fireplaces. They might sketch the property. Then, the appraiser creates a report and detailed floorplan showing the total area of the home and the overall layout. The finished product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When is a measurement or floorplan service needed?

Disputing real estate taxes

Tax records frequently reflect incorrect square footage because the values can come from several sources, and sometimes go unverified — meaning you may be taxed for more square footage than you own! Unless a certified appraiser has completed a recent valuation or measurement service on your property (after any renovation that may have affected square footage), you'll need an appraiser to perform a measurement service before attempting to challenge your taxes. An appraiser verifies an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Putting your home on the market

A home floorplan service will secure a fair price for your property. Square footage is one of the most important factors potential buyers consider when purchasing a house — but since square footage values are often estimated rather than properly measured, your property listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially decrease the selling price of the property as well as the number of interested buyers. The only reliable method of using a definitive GLA when listing your property is to reference a recent appraisal or home measurement service executed by a certified appraiser (after any renovation that might have affected square footage).

For agents

To make certain that your client's home closes at a price that appropriately reflects true market value, we advise asking for a home measurement of the property. Clients, and potential buyers, will be grateful for your thoroughness, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A measurement can also be a great marketing tactic for enticing potential buyers since they can see the layout and details of the house before and after a tour.
